Boiler servicing: is it mandatory in Brussels and Wallonia?

· 6 min read · by A-Heating

Yes, the periodic inspection of your boiler is a legal obligation in Belgium. But the frequency differs between Brussels and Wallonia, and between a gas boiler and an oil boiler. Here is what you need to know to comply — and why an annual service remains the best habit.

In short: the mandatory frequency per region

RegionGas boilerOil boiler
Brussels-CapitalEvery 2 yearsEvery year
WalloniaEvery 3 years (20 to 100 kW)Every year

In Brussels: periodic EPB inspection every 2 years for gas

In the Brussels-Capital Region, the EPB heating regulation requires a periodic inspection of the boiler: every 2 years for a gas boiler, every year for an oil boiler. It must be carried out by a boiler technician approved by Brussels Environment, who gives you a periodic inspection certificate.

In Wallonia: every 3 years for gas, every year for oil

In the Walloon Region, a domestic gas boiler (20 to 100 kW) must be inspected every 3 years. For an oil boiler the inspection is annual. The work must be done by a technician approved by the Walloon Region, and you receive a certificate. Whether you live in Liège, Namur, Charleroi, Mons or Walloon Brabant, the rule is the same.

Good to know Regulations change. If in doubt about your situation (boiler output, apartment building, shared boiler), check with Brussels Environment or the Public Service of Wallonia, or ask your technician.

Periodic inspection and servicing: what is the difference?

The law refers to a periodic inspection: the technician checks that the boiler runs safely and meets efficiency and emission requirements. Servicing additionally includes cleaning the burner, the heat exchanger and the condensate trap. In practice, both are done during the same visit.

Why an annual service is still recommended

  • Safety: a badly adjusted boiler can produce carbon monoxide (CO), an odourless and deadly gas.
  • Consumption: a clean burner and heat exchanger use less gas or oil.
  • Fewer breakdowns: most winter boiler breakdowns happen on appliances that have not been serviced.
  • Warranty: most manufacturers (Vaillant, Bulex, Viessmann, Remeha…) make their warranty conditional on regular servicing.
  • Lifespan: a serviced boiler lasts several years longer.

Tenant or landlord: who pays for the service?

As a rule, routine boiler servicing is paid by the tenant, while major repairs and replacement of the appliance are the landlord's responsibility. Always check your lease, and keep the certificates: the landlord may ask for them when you move out.

What do you risk without servicing?

Apart from a possible administrative fine, the real risk lies elsewhere: after an incident (fire, CO poisoning), your home insurance may ask for proof that the appliance was maintained. The certificate may also be requested when the property is sold or let.
